For Commercial Pitched (Steep Slope) Roofs

When it comes to commercial roofing most people think of flat roofs (discussed further down below). But not all commercial buildings have flat roofs. We have roofed many apartment complexes and single-story office complexes with pitched roofs.

Asphalt Shingles

Asphalt shingle roofs are the most common choice for pitched roofs. You can get them in a wide variety of colors, and they are the most inexpensive option of all commercial roofing materials. Because of Colorado’s often extreme weather patterns, this style of commercial roof should last about 10-15 years.

 

Metal Roofs

Metal provides a great modern clean look that can really dress up a building. It comes in an array of colors and has two main profiles: corrugated and standing seam. Commercial metal roofs have several additional advantages:

  • Fire resistance
  • Extreme durability
  • Insurance advantages
  • Lifespan of about 3x longer than asphalt shingles
  • Extreme energy efficiency
  • Resistance to hail damage (an important Colorado consideration)

Tile Roofs

This option lends a nice aesthetic, and when it comes to commercial roofing tiles, there are a wide range of colors and compositions such as clay, concrete, synthetic, and metal. A commercial tile roof is one of the most durable options for a pitched roof. 

However, tile roofs are expensive, and unless you are looking at metal or synthetic tiles, they are a lot heavier. If your commercial building was built with asphalt shingles and you would like to convert it to clay or concrete tile, an engineering report must be obtained to ensure that your building’s framing can support the additional weight.

Commercial Flat (Low Slope) Roofs

Commercial roofing installation for a flat roof is quite different from a pitched roof, and it requires not only special tools but also a specialized knowledge base. Colorado Superior Roofing has years of commercial experience with all flat roof materials.

EPDM Roofs

EPDM rubber roofing has consistently been a top choice for commercial flat roofs in Colorado. It is durable, waterproof, and lasts for many years. The black rubber is designed to absorb sunlight during the winter to melt snow and keep it from causing problematic leaks. EPDM also reduces heating costs in the winter, thanks to its heat-absorbing properties.

EPDM rubber roofing is made from recyclable materials, which can qualify your building for Energy Tax Credits. 

TPO Roof 

TPO roof systems are among the most cost-effective roofing options available for flat roofs. TPO is made of durable, high-quality materials naturally resistant to chemical damage and weakening due to ultraviolet exposure. These membranes are also 100% recyclable. Like EPDM roofing, the combination of recycled plastic and rubber can qualify your building for Energy Tax Credits.

PVC Roofing

A PVC commercial roofing system is resistant to corrosion and temperature extremes. It is one of the most durable roofing options available. A PVC membrane roof features durable seams which are incredibly resistant to punctures, oils, and other damaging elements. PVC is a flexible material that allows it to expand during warm weather and contract during cold weather without weakening at the seams, ensuring years of waterproof protection. The low maintenance costs and extreme durability of PVC roofing make it an excellent investment for your building.

Modified Bitumen Roofing

Modified bitumen is an asphalt-based roofing material, available in single, double, or multi-ply layer options. Mod bit is great for buildings with high-traffic rooftops because it is very durable and reliable even with heavy traffic. It features excellent waterproofing characteristics and will not become brittle in cold weather or shift in hot weather.

Fluid Applied Roof Coatings

Fluid applied systems (or roof coatings) have become extremely popular in Colorado in the past decade due to the advances in silicon coating systems such as GACO. 

A fluid applied silicon roof cures into a finished product that is much like TPO. It is both highly elastic and reflective. You can install it right on top of existing roofs such as TPO or EPDM. You can also get the same 20-year warranty you would get for TPO or EPDM. You can even avoid the mess, noise, and expense of tearing off the old system. 

A roof coating also allows you to avoid the often expensive, requirement of bringing the building up to code. This is especially important in cities that have passed “green roof” or “cool roof” ordinances.

These fluid-applied coatings are extremely versatile and can even be applied to pitched roofs such as standing seam metal.
