How Does Hail Damage My Roof?

Since asphalt shingles are the most common type of roof material in Parker and the rest of Colorado, let’s start there. Roof shingles are coated with protective granules that block harmful UV rays and protect everything underneath the shingles, such as underlayment and wooden decking. Moderate sized hail (typically 1” or larger) can cause significant granule loss, which will prematurely age the roof and can cause leaks.  Of course, hail can damage virtually any type of roof, including Tile, Metal, TPO, EPDM, and more. The problem many homeowners and business owners encounter is that insurance companies give you a limited amount of time to file a storm damage claim. But by the time the leaks start, that time has often passed. So, it’s a good idea to just get a free inspection after any good sized hail storm so you don’t miss your window.

Can I Spot Hail Damage to My Roof, from the Ground?

It’s pretty difficult to spot roof hail damage without getting on the roof or at least climbing a ladder to get a closer look.  Your best clue is to look at other areas of your home like the gutters, siding, and window frames. If your car has dents, it’s fairly likely your roof does as well.   It is also possible (especially with flat roofs) for hail damage to be done to the roof that is not readily apparent to the naked eye.

If I am Concerned About Possible Roof Hail Damage, What Should I Do?

You should give us a call at CSR or call another reputable roofing company that has expertise in hailstorm damage, to provide a free, thorough inspection of your roof and the rest of your building exterior. It’s best not to call your insurance adjuster right away for a few reasons. First, you don’t want to get dinged for filing a claim if you don’t have any roof damage. Second, after a big storm there are often long delays before they can get an inspection scheduled.  Third, because of those delays they usually ask that you have damage verified by a local roofing company anyway. Finally, don’t forget that the adjuster the insurance company sends out represents THEIR interests, not YOURS. So, it’s best to have a knowledgeable professional focused on your best interest. Plus, it’s FREE so why not?

Will My Insurance Rates Increase if I File a Storm Damage Claim?

Typically, insurance companies won’t increase the premiums of a single policyholder based on an “Act of God” storm damage claim. Should I Get Multiple Estimates from Contractors?

For a roof replacement or repair that you are paying for yourself, absolutely. But when dealing with a roof insurance claim, it’s probably not in your best interests to get multiple estimates, and you aren’t required to do that.   Home insurance companies have developed their own “market price” list for every home repair and they will only pay you for the cost of repairs at the lesser of their stated price OR the actual price you pay your contractor. So, for instance, if you have an insurance scope from State Farm stating they will pay $17,000 (minus your deductible) for your home repairs and your contractor submits a final invoice for 15,000, then State Farm is only going to pay $15,000 (minus your deductible). Your roofing contractor will have to send a final bill to the insurance company in order for them to release the rest of your money (the deprecation).  This means that you can’t profit from your home insurance claim without committing insurance fraud.

Most reputable storm damage contractors will complete your repairs for the stated amount the insurance company will pay. In most cases, the only amount you will be required to pay out of pocket is your deductible. Obtaining lowball estimates for your insurance company only saves them money and may provide you with an inferior product. If you are essentially paying the same price (i.e., your deductible) no matter which roofing contractor you use and no matter which materials they provide, wouldn’t you want to go with the best one and not the lowest estimate?  That’s why you are legally entitled to hire whichever contractor you choose and are not required to gather estimates or use the insurance company’s recommended contractor.

Remember that in the vast majority of cases, your only out of pocket expense for your hail damage roof insurance claim will be your deductible.  So, for $1,000 (or however much your deductible is) you can choose a top-quality product from a highly reputable roofing contractor, or you can choose to use the lowest bidder and take your chances. So, by all means, talk to several roofing companies, so you can hire one that you’re confident will do an exceptional job, use quality materials, and offer the best warranty.  But getting multiple estimates or using price as the determining factor, only benefits your insurance company and likely gets you an inferior roof.

If a contractor agrees to do the job for less, can I keep the extra insurance money?

In Colorado, it constitutes insurance fraud (both you and the contractor would be guilty) for a contractor to pay, waive, or rebate any portion of the insurance deductible or for you to keep any amounts that the contractor has billed the insurance company for.

In addition to the potential legal issues (and insurance companies are cracking down on this), please understand that a contractor that’s willing to commit insurance fraud and allowing you to do the same is likely to recoup the amount they reimbursed or credited to you by using other shortcuts such as using inferior roofing products. A lot of these contractors are from outside of Colorado and won’t even be around to perform any warranty work on that inferior job. This happens all the time in Parker despite all the warnings.
