Pitched/Sloped Roof Material Types

Asphalt Shingles

This is by far the most popular type of roof for residential housing in Colorado Springs. Asphalt shingles can be used on just about any sloped roof and are the standard for most houses or multi-family buildings. They are also among your least expensive options, and any roofer is very familiar with their use. Asphalt shingles are available in a wide variety of colors and designs and typically last 15-20 years in Colorado Springs— unless damaged sooner by hail.

Metal Roofs

Metal roofs are an excellent option for people who want to upgrade the look of their home or building. Metal is a durable, fire-resistant, energy-efficient option for roofing. A metal roof may reduce your insurance and HVAC costs or even prevent maintenance issues. Metal usually lasts about 3x longer than asphalt shingles. Another feature that is especially important in Colorado Springs is that metal roofs are highly resistant to hail damage. Although there exist many types of metal roofs, the most common type in Colorado Springs is the standing seam metal roof.

Tile Roofs

Tile roofs come in many different forms, including clay, metal, synthetic, and concrete, to name a few. The most common tiling in Colorado Springs is a type of clay called Spanish tile. While it comes in many different colors, the most commonly seen in roofing is red. Tile roofs, much like metal roofs, and characteristically chosen for the aesthetic style they bring. While tile roofs are more costly than asphalt shingles, they last about 3x longer and have far superior hail and wind resistance. One critical thing to remember about most forms of tile is that it’s heavy. If you are replacing another type of roof (shingles, metal, or wood shake) with tile, we strongly advise (and some building codes require it) that you get an engineering inspection to ensure that your roof structure can handle the weight.

Flat Roofs

EPDM Roofing

EPDM, or Ethylene Propylene Diene Monomer, is a type of rubber roofing popular for flat roofs in Colorado Springs. It comes in large rolls, much like what you would see with carpeting. EPDM is simply rolled out onto the roof structure over the underlying insulation and cover boards. Made from recycled tires, this roofing type is tough and durable. EPDM is permanently affixed to a roof by either a strong adhesive (fully adhered) or by screwing it down with small metal plates (mechanically fastened).

EPDM has excellent durability and waterproof characteristics. Unless severely damaged by hail, these roofs typically last about 20 years in Colorado Springs. With proper maintenance, they can even last up to 30-35 years. Although EPDM comes in a variety of colors, the black rubber color is designed to absorb sunlight. During cold Colorado Springs winters, EDPM is very effective at melting snow. This can help reduce the possibility of leaks and lower heating costs.

Because EPDM roofing material comes from recyclable materials, you can also qualify for Energy Tax Credits. Due to its superior elasticity and other qualities, it’s an excellent fit for restaurants and high-traffic roofs.

TPO Roofs

A TPO (or Thermoplastic Polyolefin) roof system comes in large rolls like EPDM and is also either fully adhered or mechanically fastened. TPO is constructed from a high-quality, plastic material, which has very effective resistance to Colorado Springs’ strong UV rays. Like EDPM, TPO roofs are also 100% recyclable and can qualify your building for Energy Tax Credits.

Though it now comes in a variety of colors, the original (and still by far the most common) TPO color is white. These white roofs are highly reflective and are more likely to meet the standards required under new “cool” or “green” roof ordinances than EPDM. Thermoplastic Polyolefin requires less maintenance than EPDM. The warranty and life expectancy for both EPDM and TPO are very similar.

PVC Roofing

A PVC (Polyvinyl Chloride) flat roofing system is another form of thermoplastic roof just like TPO. Just like TPO and EPDM, Polyvinyl Chloride roofing is packaged in rolls and is adhered to the roof in the same way. One nice feature of PVC is that it has very durable seams which are extra resistant to punctures, oils, and other damaging elements. This gives PVC relatively low maintenance costs and excellent durability. However, it is used less in Colorado than EPDM and TPO because it is a little more rigid and may not be a good fit for Colorado Springs’ extreme temperature variances.

Fluid Applied Roof Systems

Fluid Applied Roof Systems (a.k.a., roof coatings) have become very popular for flat roofs in Colorado Springs in roughly the past 10 years. There are four main types of roof coatings or fluid-applied roof systems: epoxy, acrylic, asphaltic emulsion, and silicon. Their recent popularity is largely due to the advances in the silicon coating systems such as Gaco and ASC. They also come with a warranty that is equal in length to what you would get with a new TPO or EPDM roof, for a much lower cost.

The silicon material is applied directly on top of the old roof with either a sprayer or long rollers but is more complex than painting. This eliminates the need for a noisy, messy, and expensive tear-off. The process must be very exact to ensure uniform thickness and proper curing. Once the product cures, it essentially looks and performs much like TPO. It’s highly elastic and reflective. Since a coating is considered “maintenance” rather than a “new roof system,” you can avoid the hassle and expense of bringing the building up to code. This is even more important in places like Denver and other jurisdictions that have enacted “green roof” or “cool roof” requirements.

These fluid applied systems aren’t just limited to low slope roofs. They can be applied to just about any type of roof, including standing seam metal.

Modified Bitumen Roofs

Modified bitumen is an asphalt-based roofing product that comes in single, double, or multi-ply options. For flat roofs, it is less expensive than TPO, EPDM, or PVC. It’s often used on high-traffic roofs that need a durable system at a low cost. Mod bit—as it’s often called—has excellent waterproofing qualities and won’t become brittle in cold weather or shift in hot weather. This roof type does not last as long as most of the roof options above and is more vulnerable to hail damage.
