Signs of Roof Damage

In Colorado, the most common reason for roof damage is wind and hailstorms. Those are insurable issues, and we can work directly with your insurance company to get that taken care of. But there are many other causes of roof damage. Some problems, such as missing shingles may be obvious. But there are other signs that may indicate that you should have your roof looked at by a professional. Here are a few of those:

Residential Roof Replacement Material Options

There are many different types of residential roofs in Colorado. The three most common options are listed below.

Asphalt Shingles

This is the most common roofing material used in Colorado ( and most other states). They are durable, inexpensive, and come in a wide range of colors and styles. They require very little maintenance to maintain their color for many years. In Colorado they typically last 10-15 years.

Tile Roofs

Tile is a popular and stylish option for homes in the Denver area. There are few different types of tile to choose from, including clay, concrete, and synthetic tile. Tile is more expensive than asphalt shingles but will last much longer. Please be aware that concrete and clay tile are both very heavy and if you are replacing asphalt shingles, you will need to get an engineering report to make sure your roof can manage the extra weight.

 

 

Metal Roofing

Metal panel roofing systems are becoming increasingly popular among Colorado homeowners. They provide a unique style and are the longest-lasting option available. They are energy-efficient and incredibly durable. However, like tile they do cost quite a bit more than asphalt shingles.

Flat Roofing Materials

Although flat roofing is found more in commercial properties than homes, there are many homes in Colorado that have flat roofs. For those roofs we use one of the membrane roofing options such as EPDM, TPO, or PVC. We also install a lot of fluid applied roofs, which is a liquid that hardens into a TPO roof. It can cost as much as 40% less than a traditional flat roof and comes with the same warranty!

It is nearly impossible to give someone an exact cost for a new roof without inspecting the existing roof on the home. That is because roof installation costs will vary based on factors such as how many stories is the house? How many roof layers are currently on the house? How steep is the roof? What does local code require? Does the underlying decking have any damage? So, while we cannot provide you with an exact cost for your roof without performing an inspection, we would be happy to give you a ballpark estimate over the phone for budgeting purposes.
